Karnataka Artists Village Trust – Plot Buyer Terms & Conditions
- Each plot can be purchased by only one individual; joint ownership, partnership buying, shared investments, or multi-owner arrangements are strictly prohibited.
- Artist Membership registration is Mandatory and Free before reserving or booking any plot.
- To reserve a plot, the applicant must pay a non-refundable reservation fee of ₹5,100.
- After registration and reservation, the Trust will verify all details, including artistic background, portfolio, and eligibility criteria submitted by the applicant.
- Only applicants who meet the Trust’s eligibility standards will be approved to proceed with the plot purchase process.
- If the applicant does not meet the eligibility criteria, the Trust may reject the reserved plot application, and the reservation fee will not be refunded.
- The Trust’s decision regarding approval or rejection is final and binding.
- After reserving a plot, the Trust will contact the artist via phone or email only if they meet the eligibility standards and will provide full details of the next steps.
- Once selected, the artist must make a partial payment toward the government registration process. The remaining payment must be completed within a flexible 30–45 day period. Failure to complete payment may result in cancellation of the reservation.
- Loan options are available, but the Trust does not guarantee loan approval, sanction, or financial assistance from any bank or institution. Buyers are responsible for securing their own loan.
- The plot shall be used only for residential or artist-related purposes as defined in the Artists Village master plan.
- All buyers must follow community guidelines related to culture, creativity, environmental care, and peaceful coexistence.
- Artists must maintain mutual respect, coordinate harmoniously, and build positive, meaningful, and fruitful relationships with fellow artists residing in the village, thereby contributing to a collaborative and supportive artistic community.
- Artists must acknowledge, accept, and comply with all rules, regulations, and policies established by the Trust—both existing and any that may be introduced in the future—ensuring the long-term benefit, safety, and collective welfare of all artists and the Trust.
- Construction must follow Trust-approved architectural designs, aesthetic guidelines, and eco-friendly standards.
- Only art-related commercial activities (such as workshops, studios, galleries) approved by the Trust may be conducted within the village.
- Annual maintenance fees must be paid for amenities, security, green zones, and common areas.
- Plot owners must maintain cleanliness, proper waste management, and landscaping.
- Activities causing noise, disturbance, pollution, or harm to the artistic environment are strictly prohibited.
- Preservation of natural trees, green buffers, and landscape features is mandatory for all residents.
- Unauthorized construction, alterations, or boundary encroachments may result in penalties or cancellation of rights.
- Participation in cultural events, festivals, workshops, and community programs is encouraged to maintain the village’s artistic identity.
- All residents must follow security protocols, visitor entry rules, and safety regulations set by the Trust.
- International Eligibility Clause:
Artists from any country across the world are eligible to purchase plots within the Artists Village. However, international buyers must provide valid No Objection Certificates (NOCs), identity proofs, and any required approval documents before the purchase can be confirmed.
Resale / Donation Clause
- Resale of a plot or constructed home is strictly permitted only to another eligible artist.
- The new buyer must be a registered Artist Member of the Trust. If not, they must register, undergo eligibility verification, and receive Trust approval before the resale is finalized.
- If the current artist-owner chooses not to resell, they may donate the plot or home back to the Trust, and the Trust may re-allocate it to another approved artist member.
- The artist involved in resale or donation may belong to any recognized art form, traditional or contemporary.
- The Trust reserves the right to update or modify rules to maintain cultural integrity, safety, and overall quality of the Artists Village.
